Owner Financing
We offer financing on vacant land when banks will not! We service all of the loans ourselves, so you will always get great customer service. We typically require a minimum of 25% down payment and you can pay the loan off in 36, 60, 84 or 120 monthly payments. You can pay your loan off at any time with no pre-payment penalty. Below is some more information on the process:
1.) Sign Purchase agreement. We generally close in 3 weeks with a local attorney or title company.
2.) Earnest Money Deposit is to be paid to the title company, within 3 days of execution of purchase agreement. This Deposit will be applied to your down payment at closing.
3.) Complete background and credit check. We are looking to see that you do not have numerous bankruptcies, financial crimes, or recent evictions. The cost for this is $44.00, payable through mysmartmove.com when you complete the background check.
4.) Provide us with a copy of your photo ID or driver's license and current address.
5.) Submit two recent pay stubs or proof of income.
6.) Closing takes place with a local Attorney or Title Company within 3 weeks. You will sign your closing documents and make the down payment to the Title Company.
7.) The Title Company will record the deed in your name and you now own the land!
8.) Payments will begin the following month after closing. Loan payments are due on the 1st of the month, with a 10-day grace period. Late fees are imposed after the 10th of the month.
9.) We use YourLandLoans.com to service the loan. You will receive a welcome email before payments start, as well as an email from Your Land Loans. This will include instructions on how to set up your account and add your payment information.
Fee Information:
• Earnest Money deposit - $1,000 minimum - This deposit is held in escrow by the title company and will be applied to the down payment at closing.
• Background check fee: $45
• Loan Origination Fee: $250 (One-time fee paid at closing)
• Monthly Loan Servicing Fee: $5 per month
